Ladies and Gentleman the numbers have been calculated and we are ready to share the April 2014 Harford County Real Estate market report with you! As expected the March real estate market is heating up after a very cold, and somewhat grey couple of winter months. The average sales price for a Harford County Home sold was $240,903 including all residential homes (single family, townhouse, condo). In total, 184 homes sold throughout the County, up 48.39% from February, 110 of which were single family or detached homes, 22 condo units, and 47 townhouses. 76 of the 184 homes were at least 4 bedrooms, showing us a little shift from the typical 3 bedroom single family home in Harford County. 166 new homes went under contract within the Harford County Real Estate Market in March, up 1.22% from the same time last year. By the end of the month, 1,184 active homes were listed for sale in Harford County, up 4.78% from the same time last year. At this point we are sitting right around a balanced market of having 6 months of inventory on the market for home buyers to search from. However, last month 433 new listings hit the market in Harford County, down 4.20% from the same time last year. But, do the math if 184 homes sold, and 433 new hit the market, that number could dramatically increase if home sales don’t trend upward over the next few months.
