In June, 85 Bel Air properties exchanged hands via the MLS system called MRIS. This represents a 6.6% decrease from the same time last year, but close to an 8% increase from last month! As we move deeper into the Summer season this is expected as sellers with children look to transition. Of the home sales the average sales price of a Bel Air home came in at $329,092 up 7.55% from the same time last year. This should make homeowners with Bel Air happy campers. Bel Air homes are selling for approximately 20% more than the average home throughout Harford County. While the homes in Bel Air are selling for considerably more money, they are taking, on average, 5 additional days to sell (90 days). With homes priced well, regardless of condition, we are often seeing homes selling within 5-7 days bringing in multiple offers. 44 homes went under contract in the month of June, up 2.33% from June 2013. Realtors were busy in June, with 158 new homes hitting the market! This stat shows a 23.44% increase from the same time last year, bringing our current housing inventory to 386 active Bel Air Listings. This statistic represents our largest jump from 2013, increasing over 26%! The Bel Air Real Estate Market is basically playing catch up right now. Sellers were on the fence about selling, inventory was down, and now as they see prices begin to tick up, they are are putting their homes on the market. Even with the additional homes hitting the market, Bel Air is currently sitting on only 4.5 months of housing inventory. National Association of Realtors defines 6 months of inventory in a market to be balanced, anything above and we are in a buyers market, anything below and we find ourselves in a sellers market.
