Let’s dive right into the Bel Air Real Estate MD update by starting with the average sales price. The average sales price for a Bel Air home in October came in at $284,005, down just over 1.8% from the same month last year. Not the best news for home sellers, as the market continues to stabilize. Now onto some better news, 71 homes sold in Bel Air last month, up 12.7% from October of 2013 as more buyers got back into the market as we pushed into Fall.
42 New homes went under contract last month, up 7.69% from the same time last year, and up 31% from the prior month! Home buyers want to be in by the Holidays and end of year, so now is the time to make sure your home is in pristine condition and have it on the market. Buyers are out there, with interest rates at the lowest point in months and inventory down it’s the perfect storm! Currently, 348 active listings are on the Bel Air Real Estate MD market, up 6.75% from last year, but down 8.66% from last month. We typically see sellers wanting to take their home off the market into the Holiday season around now, but it’s the best time to sell!! Motivated buyers, lower inventory and beautifully decorated homes! 110 new listings were added to inventory in October, down 9% from September, but showing a 6.8% increase over 2013. And Finally, the average days on market for a Bel Air Home was at 96 days, up 37% from 2013’s October.
