Harford County Real Estate Market Update November 2014
Welcome to the Harford County Real Estate Market Update for November 2014. This months numbers were just released by MRIS, our local MLS, and RBI Stats so here we present them to you. Stay on top of what is happening throughout the Maryland Real Estate market by following our blog here. Let’s jump right into the numbers here for the Harford County Real Estate Market. We are focusing on the month of October 2014 and for that month the average sold price of a Harford County home came in right at $245,276 with a median price of $225,000. This reflects a small decrease of 2.92% from the same month last year, but up 5.48% from the beginning of the year. Great news for home sellers considering entering the Winter market. Even better news is that 251 homes sold in the month of October throughout Harford County, up 15.14% from the same time last year!! This means the market is staying strong as we enter what people consider a “slow market”, however December has always been a strong month as people want to settle in before the years end.
Keeping with the upward trend of Harford County Real Estate, 168 homes went under contract in October, up 14.3% from the same time last year, and up 26% from last month!!! Huge numbers as buyers jumped into the market once the busy back to school time settled backed down. The Harford County Real Estate market currently is sitting on 1,523 active listings ready for you to call home, up 19.7% from the same time last year, but dropping over 4.6% from last month!! This is good news for buyers, and sellers, as the market is settled in right at 6 months of inventory. 6 months of inventory is what the National Association of Realtors defines as a healthy and balanced real estate market! During October 410 new listings were added to the Harford County Real Estate market, down 2.84% from last year, and down 15% from last month as sellers typically slow their activity during the Holiday season! Not the best idea in our opinion, but that’s an entirely different blog post in itself.
Finally, the average days on market is right at 96 days or about 3 months. This number doesn’t fluctuate too much from the month and is pretty steady in the past 12 months.
