Welcome to the Harford County Real Estate Market Update for November 2014. This months numbers were just released by MRIS, our local MLS, and RBI Stats so here we present them to you. Stay on top of what is happening throughout the Maryland Real Estate market by following our blog here. Let’s jump right into the numbers here for the Harford County Real Estate Market. We are focusing on the month of October 2014 and for that month the average sold price of a Harford County home came in right at $245,276 with a median price of $225,000. This reflects a small decrease of 2.92% from the same month last year, but up 5.48% from the beginning of the year. Great news for home sellers considering entering the Winter market. Even better news is that 251 homes sold in the month of October throughout Harford County, up 15.14% from the same time last year!! This means the market is staying strong as we enter what people consider a “slow market”, however December has always been a strong month as people want to settle in before the years end.

Keeping with the upward trend of Harford County Real Estate, 168 homes went under contract in October, up 14.3% from the same time last year, and up 26% from last month!!! Huge numbers as buyers jumped into the market once the busy back to school time settled backed down. The Harford County Real Estate market currently is sitting on 1,523 active listings ready for you to call home, up 19.7% from the same time last year, but dropping over 4.6% from last month!! This is good news for buyers, and sellers, as the market is settled in right at 6 months of inventory. 6 months of inventory is what the National Association of Realtors defines as a healthy and balanced real estate market! During October 410 new listings were added to the Harford County Real Estate market, down 2.84% from last year, and down 15% from last month as sellers typically slow their activity during the Holiday season! Not the best idea in our opinion, but that’s an entirely different blog post in itself.

Finally, the average days on market is right at 96 days or about 3 months. This number doesn’t fluctuate too much from the month and is pretty steady in the past 12 months. The most important letter you’ll submit to a home seller is the one you’ll get from your lender stating that you are preapproved for a mortgage. Savvy listing agents will counsel their clients to refuse offers from unapproved buyers, so all the flowery prose of a home-offer letter will mean nothing without loan preapproval. Research our preferred lenders today and get preapproved quickly.

Assuming you have your lender’s letter, whether or not you also submit a home-offer letter depends a great deal on the type of market in which you’re buying and the competition.  

Your #1 Harford County Real Estate AgentThe Market When the real estate market has lots of buyers looking for homes and few houses for sale, it’s a seller’s market. With the seller in the driver’s seat, purchase offers tend to get cleaner, with fewer demands from buyers. Offering prices typically come in at or even over the asking price. When supply is low and demand is high, it’s challenging for buyers. Several regions of the country are currently in seller’s markets. In some of the more in-demand areas of California, for instance, there are so few homes for sale and so many buyers in the market that almost 6 in 10 homes are selling in multiple offer situations, according to the California Association of Realtors®. In the second quarter of last year, home sellers received an average of 4.2 offers. In San Antonio, Texas, homes are selling quickly and for over list price, according to Marilyn Moritz of KSAT-TV. The head of the state’s Realtors® association cautions homebuyers in these types of markets that they shouldn’t be picky and that time is of the essence when making an offer.  

The Competition If you’re unfortunate enough to have fallen in love with the same home that three other people are smitten with, be prepared to do battle. The chances are good that they, too, are preapproved for a mortgage, which puts you on equal footing. If any of them is waving cash, however, all bets are off, as the table is tilted in the cash-buyer’s favor. There are several reasons for this, the most significant of which is that the seller doesn’t have to worry about a loan falling through if the house becomes overpriced in a bidding war. There is no appraisal with a cash offer. There is no lag time, waiting for final loan approval. Cash buyers are streamlined buyers, and they usually prevail in a bidding war. Home-offer letters, however, have been known to sway some homeowners in this situation – especially those with an emotional attachment to the home.  

The “Pick Me” Letter The home-offer letter was created years ago to help sellers stand out from the competition. The problem now is that so many buyers use them, they may be losing their effectiveness. Since there is no harm in trying, however, let’s take a look at some tips for the ideal home-offer letter:  

Don’t be robotic. This isn’t a form letter, it’s a letter that you hope will tip the scales in your favor, so put as much personality into it as possible. Start by using the seller’s name in the salutation. “Dear John and Mary” is far better than “Dear Seller.”  

Make it emotional. Tell the seller how the home resonates with you. Even if it’s just the color of the walls, tell the seller how much you appreciate her taste and how close it matches yours. Be sincere in telling the seller why you fell in love with the home and why you want to live in it.

 Explain why they should pick you. Point out your strong points as a buyer, such as few contingencies, your willingness to increase the offered price, or your strong credit score that will help your loan approval zip right through.  

Keep it brief. Try not to go over three to four paragraphs.  

Keep it upbeat and positive. Sellers don’t care if theirs is the ninth house you’ve made an offer on. They don’t care that you need a one-story because of health issues. Accentuate the positive and leave the complaints out of it. Don’t forget to include photographs to help cement the fact that you are far more than a signature on a purchase agreement. There’s an old saying that is frequently tossed around in business circles: “People do business with people they know, like and trust.” Helping the seller get to know you, like you and trust you is a tall order for a short letter, but it should be your goal nonetheless.

Harford County Real Estate Agent Market Report August 2014It’s that time of month again, the numbers are out, and the Compass Home Group is bringing you the Harford County Real Estate Agent Market Report August 2014 showcasing what is happening in the Harford County Real Estate market. 7 months have flown by this year, and we are sitting in the middle of the 3rd Quarter with school starting back up soon and the Holiday season will be here before you know it! Let’s not waste anytime and dive right into the Harford County Real Estate Agent Market Report August 2014. As usual, we track everything from month over month change, year over year change to year to date changes making sure that our team is well equipped as we monitor trending activities.

On average in July, a Harford County home sold for $262,229, which was 1.67% increase from the same time last year, and up 12.66% from the January stats. Remember, these are averages, so a few high dollar, or low dollar homes, can make a pretty significant impact. Of the 298 homes that sold last month, the largest demand is coming from anything with a minimum of 4 Bedrooms, making up over 1/3 of total home sales! While we continue to see this number grow, 3 Bedrooms homes still made up for over 40% of the market and to continue to dominate what home buyers are searching for. 157 new homes went under contract in July, down 8.72% from the June as people are deep into vacation season. By the end of July, 1,531 homes were actively listed on the market in Harford County, up 23.57% from July 2013!! Inventory is continuing to rebound as we move back from a sellers market with low inventory towards a more balanced market, of approximately 6 months housing inventory.

465 new listings hit the market last month, up 5.20% from the same time last year, but down 9.36% from June. This is showing us that we have moved out of the spring market into the Summer season as listings taken begin to show signs of slowing. However, with 465 new listings coming to market, and only 298 selling, inventory will continue to slowly creep up, taking the withdrawn homes into consideration. Finally, let’s peak at days on market and you will see that the average home is only taking 80 days to sell in Harford County. Remember, this is assuming the home shows well, and is priced appropriately for the area. Just a few months back we were seeing average days on market in Harford County at over 100 days, so homes are flying off the market faster and faster right now. We are seeing multiple offers on homes with some selling as fast as the sign can go in the yard.

At the time we met, Jesse & Megan were able to talk with Michele about the feature they loved about this home the most was its private setting. The home, at that time, had an offer on it but nothing had been accepted. Jesse & Megan were going to think it over and get back Michele the next day. Low and behold, when they called, the seller of what they thought was their dream home had decided to move forward with the offer that was on the table.

Jesse & Megan were upset but not crippled by this news. They wanted to see what else was out there so an appointment to understand their budget, a buyer consult, and a review of the market was set up! It was in the land of Eden Mill that they did find their new home after almost believing that it just wasn’t going to happen. In June, 267 Harford County properties exchanged hands via the MLS system called MRIS. This number represents a 3.9% increase in homes sales from the same time last year, and up 3.89% from last month. This is very common to tick up throughout the Summer months as parents want to make their move outside of the school year for an easy transition for their children. The average sold price of a Harford County home was $274,379 in the month of June, falling 1.19% from the same time last year, but up 2% from last month. The MOST sold home in Harford County was a single family detached home with 4+ bedrooms, average a sales price of $372,260!! These homes made up 41% of the Harford County Real Estate Market.

172 homes went under contract in the month of June, up 1.18% from June 2013. Realtors were busy in June, with 513 new homes hitting the market! This stat shows a 17.9% increase from the same time last year, bringing our current housing inventory to 1,515 active Harford County Listings. This statistic represents our largest jump from 2013, increasing over 20%! The Harford County Real Estate Market is basically playing catch up right now. Sellers were on the fence about selling, inventory was down, and now as they see prices begin to tick up, they are are putting their homes on the market. This is creating a Balanced inventory as we currently have approximately 5.6 months of inventory in Harford County. National Association of Realtors defines 6 months of inventory in a market to be balanced, anything above and we are in a buyers market, anything below and we find ourselves in a sellers market. The average days a home is taking to sell in Harford County right now sits at 85, down 1.16% from the same time last year. With homes priced well, regardless of condition, we are often seeing homes selling within 5-7 days bringing in multiple offers. We are full steam ahead towards the Summer months in the Harford County Real Estate market, and the numbers are in from business closed in May. We are happy to report that the numbers are looking positive as we push into the “busy” season for real estate! The kids are out of school this week so home buyers, and sellers, are getting much more aggressive with a move to be completed by the time school kicks back up end of August and early September. So let’s dive right into the numbers, shall we…

 For the month of May, within the Harford County Real Estate Market, 257 homes settled throughout the area, up 47.70% from the April of this year!! Not only that, but that is up 3.21% from May of 2013 as the market continues to rebound month over month. 167 homes went under new contracts during the month of May throughout the Harford County Real Estate Market, up 2.45% from the same time last year, and up 5.03% from last month. More homes are selling, and more homes are going under contract than last year, so contact the Compass Home Group today to find your next home!! Of the homes that settled in May, the average sales price came in at $268,986! This is a .46% jump from the same time last year, and 5.83% from last month. Close to $70,000,000 in real estate changed hands in the Harford County Real Estate Market last month alone!

Currently, 1,452 homes are actively listed for sale in Harford County, up 18.14% from the same time last year, and up 8.36% from last month! While home sales are up, and written contracts are up, we are still seeing the listing inventory increase at a faster pace. 531 new listings hit the Harford County Real Estate market during the month of May as well adding to the inventory, creating a supply of about 5.6 months of listing inventory right now. National Association of Realtors says a healthy/balanced market is about 6 months of inventory, so we are right there at this point, leaning a little bit towards a buyers market! Of the homes that have sold in Harford County last month, they spent on average 99 days on the market before selling, down 10% from May of 2013! Research Your Neighborhood Before You Buy

Scoping Out a Neighborhood
Homebuyers enter the process with one of two mindsets. There are those who know what kind of house they want – the number of bedrooms and bathrooms, the type of kitchen and maybe whether or not they want a yard. Then there are those who know where they want to live, such as a specific school district or neighborhood, but haven’t completed a wish list of home features.

Seldom does a homebuyer tell their real estate agent that they want a “three-bedroom, two-bathroom home with a gourmet kitchen, a fireplace and a pool in the backyard, located on J Street in the Mountain Shadows neighborhood.”

While it’s important for your real estate agent to know what features you want in a home, “location, location, location” is just as important, important, important.
Even if you know exactly what you want in a house and perhaps have one picked out, it’s important to scope out the neighborhood before committing fully to buying.

Don’t Believe What You Hear
Especially when you are new to an area, it’s easy to believe what residents tell you about the various neighborhoods. “When I was getting ready to move to Las Vegas 10 years ago I went online and read about the various neighborhoods,” recalls Veronica Thomas. “The consensus seemed to be that Green Valley and Summerlin were the best places to live.”

On a weekend trip to check out the areas in person, Thomas found that neither area suited her. “Green Valley was far too congested for me,” she said. “Summerlin was way too far from my job on the Strip. I’d heard that both had low crime rates, but they weren’t that much lower than some other areas that I found much more attractive,” she concludes.

There is nothing quite like first-hand information. If good schools are important to you, do the research yourself instead of relying on what others consider “good.” GreatSchools.org lists schools’ test scores and features reviews from parents, and you can check your zip codes local schools here.
Crime statistics can also be found online. The FBI offers a nationwide Sex Offender Registry on their website and Neighborhood Scout claims that they “reveal the safety from crime for every neighborhood in America.” Finally, call the police or sheriff’s department in the area for more information on crime statistics.

Google maps will allow you to map a route from the new house to your job, to a particular school, or to the nearest shopping center and kick back the mileage and a rough estimate of the time it will take to get there.

A lot of your preliminary neighborhood research can be done online, but it’s not a substitute for actually checking out the neighborhood in person.

Drive It
Number three on the list of the five biggest mistakes homebuyers make when choosing a neighborhood is underestimating or ignoring the commute, according to MSN Real Estate. Their advice is to actually make the commute during normal commute hours to see if it fits your lifestyle.
Drive through the neighborhood at different times during the day and evening, on both weekdays and weekends, looking for anything that may be considered an annoyance. Music blasting from a teenager’s open bedroom window when you’re trying to unwind after work may make you wonder why you bought a house in that neighborhood in the first place. Is the house under the airport’s flight path? Kids – and all that they imply – may be a blessing or a curse, depending on how you feel about them.

If you don’t drive, walk the neighborhood. Locate the nearest public transportation stop and see for yourself what the walk is like to the store and other local conveniences.

Check Municipal Records
Finally, check the neighborhood and surrounding area for anything that may impact the home’s value.
Look for:
A high number of foreclosures nearby.
Developments in the works.
Upcoming zoning changes.

Sure, it’s important to fulfill those dreams of the perfect house for you. But the bigger picture – a suitable neighborhood in an area that fits your lifestyle – is just as important to your quality of life.

The market data has come in for the Harford County Maryland Real Estate market for February 2014, and we are here to decipher some of the data given and give you our thoughts/ideas on where the market is heading.  Last month, 124 homes sold in Harford County, this was up from the same time last year, increasing just under 6%.  The average sales price of a Harford County home ticked it lower than usual at $240,656 down 6.24% from the same time last year, but up 3.4% from where it was in January.  The Harford County Maryland Real Estate market is still feeling the pain of the past several years as the government went through a recession driving home prices down.  In February, about 30%, or 1 in 3, homes were a distressed sale, meaning they were either bank owned/foreclosure, or acquired via a short sale (where the seller owes more on the home than it is worth, and sold for).  114 new homes went under contract in the month of February, another decrease from 2013, going down 5.8%.  
As we all know, the last couple months have been a busier than usual winter with so many snow storms, keeping home buyers hunkered down waiting for better weather to get out and shop the Harford County Maryland Real Estate market.  With less homes going under contract, but sellers still listing their homes, the active inventory of listings came in at 1,143 for February, up over 11% from 2014.  With only 124 homes selling last month, and over 1100 actively listed for sale on the market, that gives us about a 9 month supply of inventory on the market.  Nine months of inventory is what the National Association of Realtors would consider a Buyers Market (6 months of inventory is a “healthy” market).  However, if you talk to local agents, you will see they are finding a shortage of “quality” homes for their buyers around the area.  Homes in this market, priced well, and in good condition are selling quickly, usually in a few days, and often with several offers on the home.
288 new listings hit the market in February within the Harford County Maryland Real Estate market, this is actually down 4.32% from February 2013.  You can see the math, and trends, if only 124 are selling and 288 are coming to the market, inventory is definitely going up giving buyers more options in their home purchase.  On average, of the homes sold in February, it took approximately 127 days for that home to sell, significantly higher than the same time last year, of only 86 days.  Harford County Real Estate Report February 2014

And just like that the first month of 2014 has come and gone! Couple of snowstorms were not enough to keep home buyers and sellers from shoveling out and closing some Harford County Homes in January. The spring market is beginning to hit a little faster than in previous years as sellers see the market trending back upwards. Sellers are trying to beat the spring market when a flood of listings will increase inventory giving a bigger supply to current buyers! Let’s dive right in then, in January the average sales price of a home sold in Harford County was $232,753, down 2.15% from the same time last year showing us that year over year pricing for this specific month was down, however the market continues to stabilize and trend up as we push into 2014. 121 Homes Sold in January, down 18.24% from the same time last year as weather conditions delayed closings, and kept a lot of home buyers tucked into their warm and cozy homes. Additionally, 121 homes went under contract last month in the Harford County Real Estate market, staying exactly the same from the same time last year, but up 45.78% from December!! Remember, closings typically take 30-60 days, so the written contracts hitting now will close in March/April.

Currently, 1,157 actively listed homes are for sale in the Harford County Real Estate market, up 12.66% from January 2013. 317 New listings hit the board in January, up 4.28% from the same time last year. Now look deeper into these numbers, if 121 homes went under contract, and 317 were newly listed, you can see that it won’t take long for an inventory of homes to stack up. The final number we will look at is average days on market, which for a Harford County home sits right at 86 days, down 8.51% from the same time last year. The end of the year has come and gone, and we here at the Compass Home Group hope you had a magical and successful 2013!  With the end of the year, comes the last market update from the December 2013 statistics for the Harford County Real Estate Market.  Without further ado let’s jump right into it.  The average sales price of a Harford County Home sold in December of 2013 rung in at $252,533 up 6.16% from January of 2013, a considerable push forward for homes that are selling.  200 Homes went to settlement in December, up 15.61% from the same time last year, showing tremendous growth as December always seems to be a HOT month in the Harford County Real Estate Market.  Must be all those home buyers trying to squeak in a tax credit or two!  83 new properties went under contract in Harford County during the month of December, sliding down 19.42% from the same time last year.  Several factors could have effected this including the holidays, rising interest rates or even the couple snow storms that plagued us through the month.  Not to worry though, we are seeing a jump in activity in the first two weeks of January indicating buyers are out, and are ready to move!!
