A little late, but the numbers have come in for the Harford County Real Estate market.  As we roll into the winter months, we always here “I’m going to take my home off the market till Spring for the Holidays” and “I’ll pick my home search up again in the Spring”, but here are the facts on what the market is doing this month.  Average sales price is holding pretty steady from the same time last year hovering right at $252,641 down .2% from the same time last year.  The number of Harford County Homes Sold, 218, was up 22.47% from the same time last year and 47.3% from January!! ATTENTION SELLERS, Harford County Homes are selling!!  Average days on market continues to be low, around 80 days, about 9 days faster than the 2012.  

A BIG jump that we saw was in the new Harford County homes under contract, up 37.38% from the same time last year!  Buyers want to buy before the year is up, so they are writing on homes that are priced well!  Along with the number of contracts going up, the number of new listings, JUMPED!  422 new homes were listed in Harford County in October, up 43.05% from October 2012, and up 19.21% from September.  Sellers have caught on to the trend of selling your home around the holidays!! Ok, let’s get into the details of whats going on in Harford County.  The average sold price in the month of September came in right at $254,595, which has actually dropped from the same time last year, a decrease of 3.05%.  While the price has dropped from the same month last year, home prices, on average, are up 7.03% from January of this year in Harford County.  235 Homes have sold in the Harford County Real Estate market last month, up 23.04% from the same time last year, so the number of homes selling continues to rise! 

There are currently 1,231 active listings on the market for sale in Harford County, showing that inventory is down 6.74% from last year.  The market is definitely balancing itself out sitting right around a six month inventory of listings in Harford County.  The good news for sellers is the average days on market to sell there home has dropped 23.36% from the same time last year, to 82 days.  While this number varies from zip code to zip code, and community to community, it’s an overall indication of the market in Harford County.

The numbers are in, and the trends continue in the Harford County Real Estate market, and the Compass Home Group is bringing all the sweet details!!  In August 268 homes sold in the Harford County area, up over 17% from the same time in 2012.  This number continues to grow as more home buyers are coming up the fence to avoid higher interest rates.  We are also seeing growing trends of people moving inward from the more rural areas of Harford County into the more populated parts of Bel Air, Forest Hill, Fallston and Abingdon.  The average price of these 268 homes sold sat at $259,655 for the month of August, down 1.42% from the same month last year, but ticked up from last month, which is a great sign of the continue growth of the Harford County Real Estate market.

Another month gone and here we are, already halfway through the 2013 calendar year and the real estate market continues on an upward trend.  Interest rates have been volatile the last month or so as the FED decides on how to push forward and keep our economy on the upward track.  So the question we want to answer, is what does this mean for the Harford County Real Estate Market.  Looking back through June, the average sales price of a home sold in Harford County was $277,685, up 5.70% from the same time in 2012.  Not bad trending for our Harford County Homeowners out there!  259 homes settled last month, growing 8.37% from June of 2012.  Of those 259 homes settled, over half or 167 homes were single family homes with the remaining 92 homes being condos or town homes. This shows us that more and more buyers are wanting detached homes in our area.
While the number of homes selling continue to grow in Harford County from 2012, the number of active listings available for buyers to purchase shrinks again.  At the end of June, 1,234 active listings were on the market in Harford County, down 7.63% from June of 2012.  This is good news for sellers as the number of homes on the market decreases, and the number of homes being purchased increases, prices will continue to rise as homes become more in demand with less supply.  As I type this post we have listings receiving 2, 3, and even 5 offers on them in the first week they hit the market!  Properly priced listings in this market are able to create auction type effects with multiple offers coming in out bidding others on the table increase the equity to the seller.  Because of this, the average days a home takes to sell has dropped 27.12% as compared to June 2012, to 86 days!

The stats are in for May, and the Harford County Real Estate Market is continuing to improve month over month, and jumping from where we were just twelve months ago.  Homeowners will delight in the first stat we will look at today, the Average Sold Price!  During the month of May, the Harford County Real Estate Market showed a 2.44% increase in the average sold price of a home, bringing it to $267,747.  Of all the numbers we will dive into today, only one has dropped into the negative column.  The number of active listings on the market continues to tick downward as inventory shrinks up, with only 1,229 listings for sale on the market.  This was down 5.68% from the same time last year.  
The inventory shrinking is a big reason why prices continue to tick up, simple supply and demand.  As the supply shrinks, the market begins to sway in the sellers favor.  The Harford County Real Estate Market is seeing homes getting multiple offers on them with moderate consistency.  249 homes sold in the month of May, up 19.71% from the same time last year.  With the number of homes jumping so significantly, while the number of homes for sale continues to dip, this shows us that the Harford County Real Estate Market is continuing the pendulum swing into a full blown Sellers Market!!  National Association of Realtors defines a Sellers Market as having less then six months of housing inventory on the market at any given time.  We currently have just under 5 months of inventory in Harford County.

During the month of April, 169 Harford County properties went under contract, a decrease of 3.98% from April 2012.  Those 200 homes that sold in March sold in an average of 109 days.  That is 11% faster then the same time last year.  The final number we are going to look at is how many active listings are currently on the market in Harford County.  The answer??  1,169, down 10.01% from where we were last year.  So, WHAT DOES ALL THIS MEAN??

During the month of March, 154 Harford County properties went under contract, an increase of 15.49% from March 2012.  Those 189 homes that sold in March sold in an average of 107 days.  That is 20% faster then the same time last year.  The final number we are going to look at is how many active listings are currently on the market in Harford County.  The answer??  1,130, down 10.10% from where we were last year.  So, WHAT DOES ALL THIS MEAN??

January market data for Harford County Real Estate has been released by Real Estate Business Intelligence and shows some interesting trending. Year over Year, January 2013 vs. January 2012 shows that overall closed volume is up 16.64% with total sold volume of Harford County Real Estate coming in at $35,205,540 for January.
